Home Information Packs



Since 14 December 2007 every property put on the market in England and Wales must have a Home Information Pack (HIP). It brings together valuable information needed by buyers and sellers at the initial stages of the buying process, making the process more efficient.

What is Included in a Home Information Pack?


The following Compulsory documents must be included in a HIP:
  • Home Information Pack Index
  • Energy Performance Certificate
  • Sale Statement
  • Local Authority Search
  • Drainage and Water Search
  • Evidence of Title
  • Additional Information for Leasehold and Commonhold
  • For a new built a rating (certificate) in respect of the Code for Sustainable Homes

    The HIP may also include Optional Documents such as: Home Condition Report, Home use/contents forms, Coal Mining reports and Environmental searches.
